Here at Settle we are looking for a Property Inspector for a 12 month fixed term contract.
Our Property and Estates Team is a busy group responsible for delivering services across Compliance, Asset Management, Responsive Repairs, and Empty Homes teams. As a Property Inspector, you will provide support to these teams, with a focus on the Responsive Repairs and Empty Homes contracts. Every day presents new challenges, and your role will involve providing effective carrying out inspections of property repairs, assisting with contract management and helping resolve issues that arise.
You will assist the Property and Estates Team in managing and overseeing the delivery of responsive repairs and empty homes services. This includes coordinating resources, helping with case management, and providing regular updates on tasks like HHSRS work, insurance work, and damp issues. You will also help track complaints and support smooth communication between residents, contractors, and settle group staff.
Outline of Key Responsibilities...
You will:
- Conduct inspections of homes and developments, ensuring they are well-maintained and fit for purpose while keeping property information up to date.
- Carry out mutual exchange inspections to assess property condition and ensure suitability for exchange.
- Communicate regularly with customers, contractors, and stakeholders regarding repairs, maintenance, and property issues.
- Resolve property-related complaints within prescribed timescales and keep customers updated on progress and outcomes.
- Oversee contractor performance through quality control reviews of repairs and void works, ensuring compliance with timescales and quality standards.
- Ensure accurate records are maintained on property databases and software.
- Arrange and oversee repairs, maintenance, and replacements, preparing specifications and tenders in line with Settles' policies.
- Authorise expenditure for repairs, upgrades, and maintenance within agreed limits.
- Assist in preparing work programmes and budgets, ensuring financial limits are adhered to.
- Assist with Health and Safety procedures, ensuring all required checks/tests (e.g. gas safety, legionella, electrical) are completed.
- Contribute to the Assets & Sustainability Team, identifying opportunities for operational improvement.
- Provide ongoing support for customer requests, alterations, and improvements to properties.
Key Accountabilities:
- Review and oversee the completion of a full range of repairs, maintenance, and replacements, ensuring works are in line with Settles' policies and procedures.
- Maintain effective working relationships with contractors, ensuring health and safety and quality standards are met.
- Monitor and report contractor performance, taking appropriate action when required.
- Support the team in ensuring compliance with operational and service standards across property services.
We are looking for someone who has...
Experience & Background:
HNC or equivalent in Building Surveying
Experience in construction, building, and maintenance, with specific expertise in repairs and void services.
Strong understanding of property, construction systems, and relevant legislation (e.g. HHSRS, Asbestos, Health and Safety).
Background in handling customer service and managing property-related complaints.
Knowledge of Health and Safety procedures and compliance requirements.
Able to:
- Organise and prioritise workload effectively to meet deadlines and objectives.
- Use Microsoft Teams and other relevant IT systems with a high level of literacy.
- Communicate effectively with customers, colleagues, contractors, and stakeholders.
- Monitor and report contractor performance and service delivery, taking appropriate action when required.
