Here at Settle we are looking for a Commercial Asset Surveyor for 18.5 hours per week for a 12 month fixed term contract.
Outline of Key Responsibilities...
You will:
- Report to and assist the Head of Strategic Asset Management with developing a robust strategy around settle’s disposals and acquisition aspirations.
- Have a proactive approach to asset disposals, working with internal colleagues to identify potential disposals.
- Manage the disposal of land and property in accordance with settle’s Asset Review Policy and Procedure. Prepare disposal report for the relevant groups. Prepare data on the performance of settle’s asset disposals.
- Liaise with other departments to agree and progress property and land sales.
- Work with voids team to identify potential disposals.
- Manage and develop the APE/SHAPE models to ensure that settle are measuring the value of properties. Understanding the property market and social value of our stock.
- Manage settle’s commercial properties, including interpreting and negotiating rent reviews and lease renewals. As well as overseeing assignments, sub-letting valuations and the negotiation of terms for new lease agreements.
- Be the main point of contact with tenants in respect of the enforcement of lease covenants, maintenance issues and rent arears.
- Specify improvement and repairs works, instruct and liaise with the consultants appointed to act on behalf of settle.
- Build and maintain good relationships with tenants whilst actively promoting the organisation.
- Have technical input into our Aids and Adaptations service, providing the A&A co-ordinator with technical resource for feasibility surveys and post inspections.
- Provide technical support for disrepair claims and serious complaints relating to property.
- Provide technical support for the permissions process.
- Assist in updating settles mapping software in order to keep a live directory of asset information for other colleagues in the business to use.
- Investigate and answer boundary queries from both tenants and private owners.
We are looking for someone who has...
- Excellent verbal and written communication skills.
- Excellent negotiation skills.
- Experience in all areas of commercial property management. Ideally you will be Chartered MRICS although not essential.
- Excellent report writing skills.
- Technical experience/knowledge/qualifications.
- Good knowledge/experience of building maintenance.
- Ability to work collaboratively as part of a team, bringing enthusiasm and a ‘can-do’ attitude.
Able to:
- Use a range of surveying equipment
- Communicate ideas and information in a variety of formats, including preparation of formal reports.
